The Supreme Court has cleared the reconstruction of the Chintels Paradiso housing project in Gurugram, ordering residents of unsafe flats to vacate by January 1, 2027. The order follows a 2022 roof collapse in Tower D that killed two residents and led to a structural audit by the Central Building Research Institute, which found all structures in the Sector 109 project unfit for habitation. The project consists of nine residential towers with 532 flats. While demolition of Towers D, E, F, G, and H in Phase I is complete, work on Towers A, B, C, and J in Phase II was stalled by approximately 90 residents who refused to leave. A settlement reached between the residents and Chintels India Pvt Ltd (CIPL) now provides a roadmap for the remaining owners. Under the terms, CIPL will pay a one time relocation charge of 40,000 rupees to homeowners in the remaining towers and deposit 5 crore rupees into an escrow account to secure rental payments for alternate accommodation. CIPL is in advanced discussions with M/s Sobha Ltd to undertake the redevelopment, which is expected to be completed within 48 months of the flats being vacated. The court stated that no extensions for vacating the premises will be granted and that all future disputes regarding the framework must be filed only before the Supreme Court. Of the total owners, 196 previously opted for a buy back option and 164 opted for redevelopment.
